Construction Chemicals Manufacturers and Suppliers: How to Compare and Source

Construction chemicals manufacturers formulate and sell the waterproofing, repair, sealing, tile, flooring and fireproofing products that contractors apply on site, and suppliers reach buyers either directly or through distributors and online marketplaces. Comparing them means comparing documents, not brand claims: which documents should a buyer ask for?

Five supplier types sell these products: multinational system houses, regional manufacturers, raw-material distributors, contractor-supply distributors and online marketplaces. Products from all 15 families of construction chemicals are sold this way.

No company here is a partner of ConstructionChemicals.net, ranked or recommended. The page covers 5 documents per product, 9 product families, 6 comparison points, 7 ownership changes from 2021 to 2026, 13 company examples and a 7-item request for quotation (RFQ).

Standards, codes and regulations are checked against their issuing bodies, product values against the named data sheet and prices against the dated source named in the sentence; see our methodology and fact-checking.

What Is a Construction Chemicals Manufacturer?#

A construction chemicals manufacturer is a specialty chemical company that formulates finished products, such as membranes, repair mortars, sealants, tile adhesives and fire protection, under its own name, tests them to product standards and issues their data sheets and declarations. The specialty lies in the use: protecting, repairing, joining, bedding, leveling, finishing or fire-protecting a structure.

A supplier is anyone who sells those products: the manufacturer, a distributor or an online marketplace. Under Annex III of Regulation (EU) No 305/2011, only the manufacturer or its authorized representative is named on a declaration of performance (DoP); a distributor passes the maker's documents on.

Types of Construction Chemicals Suppliers#

Construction chemicals reach buyers through 5 types of supplier: multinational system houses, regional manufacturers, raw-material distributors, contractor-supply distributors and online marketplaces. The table below compares what each type sells and which documents it holds; the examples classify, they do not rank.

Type Examples What they sell Documents they hold
Multinational system house Sika, Saint-Gobain, Mapei complete systems in many families own TDS, SDS, DoP, ETAs, warranties
Regional manufacturer Kryton, W. R. Meadows, Pidilite fewer families, fewer markets own TDS, SDS, declarations
Raw-material distributor Brenntag resins, polymers and additives to formulators the raw-material makers' documents
Contractor-supply distributor White Cap (US, Canada) finished products to professional contractors the makers' TDS and SDS
Online marketplace Knowde listings from many makers links to the makers' documents

System houses and regional manufacturers#

System houses sell complete systems, from primer to topcoat, under one warranty, while regional manufacturers cover fewer families in fewer countries. Sika (subsidiaries in 102 countries, Annual Report 2025), Saint-Gobain construction chemicals (76 countries, 2024 pro forma) and Mapei (92 subsidiaries in 59 countries, company profile 2026) are system houses, while Kryton, Pidilite and W. R. Meadows are regional manufacturers.

A system warranty covers listed products used together; one tile-system warranty requires the maker's listed products in every layer. Regional makers in one market are covered under construction chemicals in India.

Distributors and online marketplaces#

Distributors resell other companies' products: raw-material distributors supply resins and additives to formulators, and contractor-supply distributors sell finished products to contractors. Brenntag is an example of the first type; White Cap (US and Canada) describes itself as supplying concrete accessories and chemicals to professional contractors.

An online marketplace, such as Knowde, lists products from multiple makers and links to their documents; it is a listing, not a manufacturer. Ask every reseller for the maker's own data sheets and declaration, each with the maker's name and date. This page profiles no distributor.

Which Documents Should a Construction Chemicals Supplier Provide?#

A construction chemicals supplier should provide 5 documents for every product: the technical data sheet, the safety data sheet, the proof of its standard class, a VOC content statement and the warranty terms. The proof of class is a DoP in Europe and, where one applies, an ICC-ES evaluation report or a UL listing in the US. The table below lists what each document states, who issues it, the rule behind it and its red flag.

Document What it states Issued by Rule and date Red flag
Technical data sheet (TDS) typical values of one product, test methods, application window manufacturer none; a TDS never beats a standard value without method or edition
Safety data sheet (SDS) hazards, composition, handling in 16 sections manufacturer or importer OSHA 29 CFR 1910.1200 (2024 update): substances 2026-05-19, mixtures 2027-11-19 "non-toxic" claims
Declaration of performance (EU) hEN or EAD/ETA, AVCP system, notified body, declared classes, NPD manufacturer Regulation (EU) No 305/2011 Annex III; 2024/3110 applies 2026-01-08 2017 edition cited; system 2+ without notified body number
European Technical Assessment performance where no hEN exists technical assessment body EADs listed by 2026-01-08 valid to 2031-01-09 expired or unlisted ETA
ICC-ES evaluation report (ESR) code compliance and design data ICC Evaluation Service AC308 (24), April 2025 (anchors); AC29 (liquid below-grade) report not for the size or condition used
UL listed design or system fire rating of an assembly UL Solutions UL 263 14th ed., rev. 2025-09-02 installed system matches no listing
VOC content statement g/L less water and exempts, category manufacturer SCAQMD 1113 (2016-02-05), 1168 (2022-11-04), EPA AIM (1999-09-13) "VOC compliant" without jurisdiction
Emission label indoor emissions label scheme CDPH v1.2-2017, EN 16516, EMICODE label presented as VOC content compliance
Warranty material, system or special warranty and its conditions manufacturer (and installer) per program applicator condition unstated

Technical data sheets: typical values, not requirements#

A technical data sheet gives typical values measured on one product, while the standard sets the minimum a class must meet. EN 1504-3:2005 class R4, for example, requires a compressive strength of at least 45 MPa (6,527 psi), a bond strength of at least 2.0 MPa (290 psi) and an elastic modulus of at least 20 GPa; class R3 requires at least 25 MPa (3,626 psi), 1.5 MPa (218 psi) and 15 GPa. A higher strength on a data sheet is a product value, not the class.

Check the test method, its edition and the test temperature beside each value; without them, 2 values cannot be compared. Where a data sheet and a standard disagree, the standard governs. Ask for the dated, current edition, since rebranded products carry new documents.

Safety data sheets and hazard labels#

Every hazardous product ships with a 16-section safety data sheet, and the 2024 update of the US Hazard Communication Standard (29 CFR 1910.1200) sets new deadlines: substances by 2026-05-19, mixtures by 2027-11-19. Employers follow by 2026-11-20 and 2028-05-19; the update took effect on 2024-07-19.

EU labels carry 2 dated duties. Products with 0.1 % by weight or more of diisocyanates carry the training statement since 2022-02-24, and industrial and professional users need documented training since 2023-08-24, renewed at least every 5 years (REACH Annex XVII entry 74, Regulation (EU) 2020/1149). Cement products with a reducing agent show the packing date, storage conditions and storage period, because entry 47 caps soluble chromium (VI) at 2 mg/kg (0.0002 %) of the total dry weight of the cement. The product's own SDS beats any generic class line. Training levels and exposure limits are set out under diisocyanates rules.

EU declaration of performance and the CE route#

In the EU, a CE-marked construction chemical comes with a declaration of performance that names the harmonised standard or European Technical Assessment, the AVCP system, the notified body where one is involved and every declared performance. It also carries a DoP number, the product-type code, the intended use and the manufacturer; "NPD" means no performance determined. The AVCP systems run from 1+ and 1 (certification body; 1+ adds audit testing) through 2+ (notified body certifies factory production control) and 3 (notified laboratory) to 4, where no third party is involved.

The CE basis is the harmonised edition, not the newest CEN edition: EN 12004:2007+A1:2012, EN 14891:2012, EN 13813:2002, EN 15651-1 to -4:2012 and EN 1504-5:2004, never a 2017 edition. Red flags include EN 1504-5:2013 as the basis and a system 2+ CE mark without a notified body number; a DoP is not a test certificate. Great Britain uses UKCA since 2021-01-01 and keeps CE available with no end date (ministerial statement of 2024-09-02).

Regulation (EU) 2024/3110 applies from 2026-01-08, yet harmonised standards in force on that date stay valid until a family moves, one year after its implementing act; none has moved as of 2026-10-22. The future document is a DoPC, merging performance and conformity (Article 15). Transition dates and AVCP rules are set out under EU Construction Products Regulation.

ICC-ES evaluation reports and UL listings#

In the US, products without an ASTM or ANSI product standard prove code compliance through an ICC-ES evaluation report, and fire protection products through a UL listed design. Adhesive anchors carry an evaluation service report (ESR) under ICC-ES AC308 (24), published April 2025 with ACI CODE-355.4-24, and post-installed reinforcing bars follow AC581 (24) with ACI CODE-355.5-24; IAPMO UES reports are an alternative. Cold liquid-applied below-grade waterproofing follows ICC-ES AC29 (approved 2011-06, editorially revised 2024-03).

A fire rating belongs to a UL 263 listed design, not to a coating alone; UL 263 (14th edition, revised 2025-09-02) is technically equivalent to ASTM E119-26. Firestop systems must match a UL, Intertek or FM listing, and sealant depth comes from the listing, never the data sheet.

VOC content statements and emission labels#

A VOC claim means little without its jurisdiction and category: for waterproofing sealers, the federal EPA AIM limit is 600 g/L (5.01 lb/gal) against 100 g/L (0.83 lb/gal) in the South Coast. Federal limits are 3 to 12 times the SCAQMD limits, for example floor coatings at 400 against 50 g/L (3.34 against 0.42 lb/gal). SCAQMD Rule 1113 (amended 2016-02-05) covers coatings and Rule 1168 (amended 2022-11-04) adhesives and sealants; EPA AIM covers coatings made on or after 1999-09-13, with no federal limit for adhesives or sealants. Rule 1168 containers show g/L and a date code.

Regulatory VOC is counted less water and exempts: an SCAQMD example with 50 % water and 48 % solids has 39 g/L (0.33 lb/gal) regulatory and 20 g/L (0.17 lb/gal) material VOC. Emission labels, such as CDPH v1.2-2017, EN 16516, AgBB, EMICODE and GREENGUARD, measure indoor emissions, not content. Every category is listed under VOC limits for construction chemicals.

What to Request by Product Family#

What to request depends on the product family: the 9 families below show the EU basis and AVCP system today, the AVS set for the CPR 2024 regime and the US document a buyer asks for. The AVS column comes from Delegated Regulation (EU) 2026/1310, adopted 2026-06-11 and in force since 2026-09-17.

Family EU basis today, AVCP (305/2011) AVS under 2026/1310 US document to request

The AVS column applies to a family one year after its CPR 2024 implementing act; no construction-chemical family has moved as of 2026-10-22. The AVCP system for EN 12004 under the 2011 regulation is read from the product's DoP.

How to Compare Construction Chemical Suppliers#

Construction chemical suppliers should be compared on 6 points: declared class and edition, evidence route, VOC category, current product name and owner, warranty terms and quote terms. The checklist below names what to check on each point and the document that proves it.

Point What to check Evidence
Declared class and edition same class, same edition (EN 1504-3:2005 R4; ASTM C920-18(2024) Class) DoP, ESR or test report
Evidence route hEN, ETA, ESR or listing current document date and number
VOC category and jurisdiction of the job VOC statement in g/L (lb/gal)
Name and owner current name, legacy name, owner after the 2021 to 2026 deals the maker's name mapping
Warranty type, term, applicator condition warranty form
Quote quantity, packaging, delivery country RFQ answer

Compare the declared class and its edition#

Two products are comparable only when both declare the same class to the same edition, for example EN 1504-3:2005 R4 or ASTM C920-18(2024) with its Type, Grade, Class and Use.

A claim of "EN 1504 certified" without a part and class proves nothing, and neither does "compliant with EN 1504-9", because Parts 1, 8, 9 and 10 are not harmonised. Current US editions on 2026-10-22 include ASTM C881/C881M-20a, C928/C928M-25 and E119-26; an older edition on a quote calls for the current test basis. EN 1504-3 R3 is unrelated to ASTM C928 Type R3.

Product names after mergers and rebrands#

Seven ownership changes between 2021 and 2026 moved construction chemical brands to new owners, so a specification can name a product no longer sold under that name. Sika closed its MBCC Group acquisition on 2023-05-02 and moved former MBCC construction products to Sika names on documents from 2024-03-01 and on packaging from 2024-04-30. Legacy MasterSeal, MasterEmaco and MasterFlow names still appear in older specifications.

The table below lists the 7 ownership changes in date order.

Date New owner Business Status
September 2021 Saint-Gobain Chryso completed
2022-09-27 Saint-Gobain GCP Applied Technologies closed
2023-05-02 Sika MBCC Group (construction products; admixtures sold to Cinven) closed
2025-02-10 Saint-Gobain Fosroc completed
2025-06-23 Amrize Ltd (spun off from Holcim) Holcim's North American business, incl. Building Envelope (Elevate, Duro-Last, GenFlex, Gaco, Malarkey) trading on NYSE and SIX
2026-10-01 Saint-Gobain Xypex completed
early October 2026 RPM International (Tremco Construction Products Group) Volteco agreement 2026-09-23, completed by early October 2026

Ask the supplier for the current name, the legacy name and a DoP or data sheet issued under the current owner. Write "formerly" only where the maker's own mapping is cited.

Product validation, warranties and authorized applicators#

Manufacturer warranties can depend on who installs the product, while the SWR Institute Product Validation checks data-sheet claims independently. An independent laboratory buys the product off the shelf and tests the greatest data-sheet claim, for USD 450 per product and a 5-year term (SWR Institute fact sheet, checked 2026-10-22); reformulation voids it, and it validates products, not applicators.

Warranties come in 4 types: a material warranty (replacement material or a pro-rated credit), a system warranty (listed products used together), a special joint warranty given by manufacturer and installer, and the installer's workmanship warranty. The 3 warranty forms below are examples of warranty language, not endorsements.

Product (data sheet, edition) Warranty type Installer condition
Carlisle CCW-500R material warranty (5 years) material void unless installed by a Carlisle-authorized applicator
Sika Sarnafil warranties (warranty information page) standard and system rely on authorized applicators; Sika field technical representatives inspect on completion
LATICRETE DS-230.10 (10-year system warranty) system listed products in every layer; no applicator gate

Admixture businesses and totals are outside this table (concreteadditives.net).

Published 2025 market estimates run from USD 52.88 billion (Precedence Research) to USD 124 billion (Freedonia Group) depending on scope, and most totals include concrete admixtures. Sizes, segments and company shares are compared under construction chemicals market.

How to Write an RFQ for Construction Chemicals#

An RFQ for construction chemicals should state 7 items so that every supplier quotes the same product. The 7 items are listed below.

  1. Product class.
  2. Standard and class, for example EN 1504-3 R4 or ASTM C920 Class 50.
  3. The DoP, ETA or evaluation report required.
  4. VOC jurisdiction of the project.
  5. Quantity and packaging.
  6. Delivery country.
  7. Legacy product name after a rebrand.

A quote naming a different class, edition or product answers a different request.

Questions About Construction Chemicals Companies#

Questions about construction chemicals companies concern size, codes and installers, and each answer depends on scope or on a document, not on a ranking.

Who is the largest construction chemicals company?#

No independent ranking covers the whole field: Sika estimates its own share at 12 % and the ten largest companies at around 40 % of a market it defines as "construction chemicals and industry" (company estimate, Annual Report 2025). The ASI Top 20 2025 ranks adhesives and sealants makers only; its construction-relevant positions are shown below.

ASI Top 20 2025 rank Company
1 Henkel
4 H.B. Fuller
5 Arkema
6 Sika
7 RPM
9 Pidilite

Company lists differ by scope, and no rank states a product's declared class.

Does a CE mark satisfy US building codes?#

A CE mark and DoP prove declared performance under EU rules; US projects ask for the US basis, such as an ICC-ES report under AC308 (24) for adhesive anchors or a UL 263 listed design. The reverse holds too: a UL 263 rating cannot replace assessment to EN 13381-4:2013 or EN 13381-8:2013 for a European fire protection product.

Can a supplier recommend an applicator?#

A manufacturer can name its own authorized applicators, a status it grants for its warranty program, but that status is not an independent credential. Certified persons (ICRI, ACI, CTEF), accredited firms (UL, FM 4991, NFCA, AMPP QP) and authorized applicators are compared under construction chemical applicators.

Do concrete admixture suppliers belong on this page?#

No: concrete admixtures, including the former MBCC admixture business now trading as Master Builders Solutions, are covered on concreteadditives.net. Additives that make concrete stronger belong there too.
